PACKAGE 2 - TENANT FIND SERVICE - £995 (inc VAT)

Fee covers the following:

• Full market appraisal
• Taking full property details and professional photographs
• Advertising on all major online portals Rightmove, Zoopla, Prime Location, On The Market, Social Media
• Erect a board in accordance with Town & Country Planning Act 1990
• Advice and guidance on refurbishment
• Advice and guidance on legal compliance
• Find a tenant within the landlords guidelines
• Accompanied viewings
• Referencing (ID checks, right to rent check, financial credit checks, employment and previous landlord references)
• Guarantor referencing if required
• Goodlord Tenancy Agreement
• Advise on non-resident tax status and HMRC (where relevant)
• Registration on deposit with the Deposit Protection Scheme
• Collection of first month’s rent and deposit less any fees and transfer to landlord with statement
• Able to organise compliance certificates and check in if required prior to move in (additional cost for works carried out)

In addition, we would recommend the following:

Property Inventory
A full inventory of the property can be carried out by yourself, however, from our experience we would recommend an inventory specialist carries out this on your behalf. Our inventory specialist takes very detailed notes of which are signed by the tenant upon check-in and check-out. In our opinion we feel that having this service carried out would be beneficial, in the event of any damage to the property, this detailed document could be used in an arbitration case.
Gas Certification It will also be necessary for you as the Landlord to provide an up-to-date Gas Certificate, of which will include a full check of all of your gas items, such as, boiler, gas hob, gas fires, etc. Gas Certification is a legal requirement and should be carried out on a yearly basis, upon your instruction we can arrange for this certification on your behalf from a reputable Gas Safe Engineer.
Electrical Certification It is also necessary for you as the Landlord to provide an up-to-date EICR certificate, this is a legal requirement as of 1st April 2021 and is valid for 5 years. We can arrange for this to be carried out on your behalf and upon your instruction by a reputable Electrician.
Carbon Monoxide/Smoke Alarms The regulations require that you install at least one smoke alarm on every floor of the property where Alarms a room is used wholly, or partly as living accommodation and a carbon monoxide alarm must be installed in any room containing a solid fuel-burning appliance such as a wood burner, coal fire or biomass or a combustible appliance e.g boiler. EPC Registration An Energy Performance Certificate (EPC) is required for properties when constructed, sold or let. The Energy Performance Certificate provides details on the energy performance of the property and what you can do to improve it. We have a local EPC company who can make a timed appointment and undertake this for you. Pricing on request.
